Our standard lease is twelve months, which provides the best monthly rate and the most stability for both parties. For those who need greater flexibility, we also offer six-month lease terms at a modest monthly premium of approximately eight percent above the standard rate. In select cases, we can arrange furnished short-term stays of three months or longer — these are ideal for professionals on temporary assignments or those relocating to Gatineau who want to experience the community before committing to a longer term. All lease terms include the full suite of building amenities at no additional charge.
Applying is straightforward. Start by scheduling a viewing through our website or by calling our leasing office. After your tour, you will receive a digital application link that takes about fifteen minutes to complete. We ask for proof of income (recent pay stubs or an employment letter), government-issued photo identification, and consent for a credit and background check. Our team reviews applications within two business days. Once approved, you will sign the lease electronically and submit your first month's rent along with the security deposit to secure your suite. We pride ourselves on transparent communication throughout the process, so you will always know where your application stands.
Yes. If your credit history or income does not meet our standard qualification thresholds, we are happy to consider a co-signer or guarantor. The co-signer must be a Canadian resident with verifiable income and good credit standing. They will be required to complete a separate application and sign a guarantor addendum attached to your lease. This arrangement is common among students, newcomers to Canada, and individuals who are between jobs. Our leasing team can walk you through the specifics during your consultation.
Daily living
Absolutely. We are a pet-friendly community and welcome both cats and dogs weighing up to thirty-five kilograms. A one-time refundable pet deposit of five hundred dollars is required, along with a monthly pet fee of fifty dollars per animal (maximum two pets per suite). Certain restricted breeds may require additional documentation, including proof of liability insurance. We also have a fenced outdoor pet relief area on the ground level and a pet-washing station in the parking garage. Residents are expected to clean up after their animals in all common areas, and we kindly ask that dogs be leashed in hallways and elevators.
Maintenance requests can be submitted twenty-four hours a day through our resident portal or mobile app. Simply log in, describe the issue, upload a photo if applicable, and select a preferred time window for our technician to visit. Routine requests are typically addressed within one to two business days. For emergencies such as water leaks, power failures, or lock-outs, call our after-hours maintenance hotline and a technician will respond within sixty minutes. All maintenance services are included in your rent — there is no additional charge for standard repairs.
Residents are welcome to have guests at any time. Overnight guests may stay for up to fourteen consecutive nights without requiring notification. For longer visits, please inform our leasing office so we can issue a temporary access fob. Visitor parking passes can be generated through the resident app — each household receives up to four complimentary visitor passes per month. All guests must be buzzed in through the intercom system or accompanied by a resident when entering the building. We ask that residents remind their guests to be respectful of noise levels, particularly between 10 p.m. and 8 a.m.
Amenities and services
The rooftop fitness centre is accessible to residents around the clock, seven days a week. Key-fob access is required after 10 p.m. The gym features commercial-grade cardio equipment including Peloton bikes and treadmills, a dedicated free-weight area, resistance machines, and a separate yoga and stretching studio with mats and blocks provided. Personal training sessions can be booked through concierge at a discounted resident rate. We also host complimentary group fitness classes twice a week — currently on Tuesday evenings and Saturday mornings — led by certified instructors from a local studio.
All packages delivered to the building are received by our concierge team and securely stored in a temperature-controlled parcel room. You will receive an automated notification via email and the resident app as soon as your package is logged. Parcels can be picked up during concierge hours (7 a.m. to 11 p.m. daily) or from our smart locker system at any time using a one-time access code. For grocery deliveries and food orders, delivery personnel are directed to the lobby and you will be notified to meet them. We hold unclaimed packages for up to ten business days before attempting to contact the sender.
Financial details
Your monthly rent includes heating, air conditioning, water, and building-wide high-speed fibre internet (up to 500 Mbps). Electricity for in-suite use is metered separately and billed directly by Hydro-Québec — the average monthly cost for a one-bedroom suite is approximately forty-five to sixty dollars depending on usage. Cable television and streaming subscriptions are the responsibility of the resident. Common-area amenities such as the fitness centre, co-working lounge, rooftop terrace, and parcel concierge are included at no extra charge.
We accept pre-authorised debit (PAD) from any Canadian bank account, which is our preferred method for monthly rent payments. Residents can also pay via electronic funds transfer (Interac e-Transfer) or by certified cheque. Credit card payments are accepted for the initial deposit and first month's rent but are not available for ongoing monthly payments. All payment details are managed through the secure resident portal, and you will receive a digital receipt for every transaction. Rent is due on the first of each month, with a five-day grace period before any late fees apply.
Yes. All residents are required to carry tenant insurance (also known as renter's insurance) with a minimum liability coverage of one million dollars. This protects your personal belongings in the event of theft, fire, or water damage, and also covers liability if someone is injured in your suite. Most policies cost between fifteen and thirty dollars per month. Proof of insurance must be provided before move-in and kept current for the duration of your lease. Our leasing team can recommend several local brokers who offer competitive rates for our residents.
